We’re a well-established Mortgage and Insurance brokerage in the centre of Linlithgow, specialising in residential property finance. With over 20 years’ experience in the Financial Services industry, we have access to a comprehensive range of lenders and insurers from across the marketplace. 

While we are based in Linlithgow, you don’t have to be to benefit from our service. We can easily assist you no matter where you live, as our processes and systems are set up to be able to support you anywhere. 

Once we know your aims and objectives for the future, we’ll provide you with advice and a recommendation for a Mortgage and insurance that is most suitable for you. 

Our service continues beyond your Mortgage completion. What we offer doesn’t have to end when your Mortgage begins. Our aim is to build long-lasting relationships with our clients so we can continue to be of service beyond that.

We’ll research the market for you to find the best solution. Our Equity Release service is about giving you complete peace of mind in your retirement. This may include: 

  • Lifetime mortgages
A Lifetime Mortgage will reduce the value of your estate and may affect your entitlement to means-tested benefits and tax status. The impact of not servicing monthly interest payments on a Lifetime Mortgage is that the outstanding debt can grow rapidly, thus reducing the value of your estate. For example, if the interest rate was 7% a year, a £50,000 loan would double to £100,000 after 10 years assuming no repayments are made. This is an example for illustrative purposes only and personalised advice and recommendations should be sought from a qualified professional. You are strongly advised to register a lasting power of attorney. This will allow your affairs to be managed by somebody else if your mental abilities significantly decline.

Credit Report

Your credit report is a detailed account of your personal financial data, showing how you conduct your finances and how you repay any debts. It is one of the tools used by Mortgage lenders to assess the risk of loaning money to you. Your report also records details such as your address history, your date of birth, whether you’re on the electoral register and any financial associations you have. 

The content of your credit report is just as important as your credit score when applying for a Mortgage. It provides a track record of how you run your finances and this is what a lender wants to get a picture of when you apply for a Mortgage with them. You should check your credit file in preparation for applying for a Mortgage. Not only will this let you ensure the data is accurate, but it will give you an insight into any areas that may be problematic for a Mortgage application. You will have the opportunity to work on any areas that can be improved and to rectify information that needs to be updated.
